After you find the distressed owners and get them to sign a purchase contract you will have to find
a real estate investor to flip the contract. You can assign the contract to them and let them start the escrow

Make sure the price for the property that you got under contract is 70% or less of the current

doubt, negotiate as much of a discount as you can.
