distressed properties and distressed owners.
By marketing I mean yard signs, magnetic car
signs, billboards, flyers, classified ads, etc. Put a number

advertising that youve probably seen in your neighborhoods are
the We buy Houses signs or We buy Ugly Houses.
Motivated sellers have a problem and these are
the problems they could be facing such as foreclosures,
bankruptcy, divorce, probate, trustee sale, evictions, vacant
property, vandalism, old fixer upper, etc. Because of their
problems they are willing to sell the property at a discount so
they can get rid of it faster. If the sellers listed it on the
MLS with a real estate agent they may have to wait a few
months. Sometimes they dont have that kind of time to wait
around. Or they need the cash for medical bills or they need
money for something urgent.
After you find the distressed owners and get
them to sign a purchase contract you will have to find a real
estate investor to flip the contract. You can assign the
contract to them and let them start the escrow process. To find
a real estate investor, join local real estate investment clubs
or put an ad in the newspaper classified Looking for Real
Estate Investors Wholesaler has deals under contract and your
phone number. Youll get calls from real estate investors all
day long.
Make sure the price for the property that you
got under contract is 70% or less of the current market value
for that type of property in that area. If you dont know what
they values of houses in your neighborhood or the areas you
want to find deals in, then do your research. Talk to some
agents, or call them up and ask. Or you can see what the recent
sales in that area were and how much the properties sold for.
When in doubt, negotiate as much of a discount as you can.
